Renting to a HUD subsidized renter?

If she is saying she is Section 8 subsidized, then they have a set amount for the rent that they will allow her not to go over and the payments go directly to the landlord. You can charge her over that amount, but the program will not cover it, the tenant must pay the different. As far as losing any rights, it's the same as renting your house normally except that the house will have to p the HUD inspection and the lease cannot be broken for the first year.
